The average rental unit asking price in Canada dropped by 4.8% in August compared to the previous year, amounting to $2,035. This decline represents the most significant year-over-year decrease since March, according to a recent report by Rentals.ca and Urbanation. Rental prices have been on a downward trend for the past 23 months, with a seven percent decrease from 2024.
Although rents remained stable on a monthly basis, showing a slight 0.1% decrease from July, the rental market is facing uncertainties due to the escalating trade tensions between Canada and the United States. Urbanation’s president, Shaun Hildebrand, expressed concerns about potential impacts on demand from reduced employment and consumer confidence, alongside threats to supply due to rising construction costs.
In August, asking rents for purpose-built apartments averaged $2,038, marking a 3.3% decrease from the previous year. Similarly, asking rents for condominium apartments saw a 7.7% decline to $2,050. These shifts in rental prices reflect the ongoing challenges within the rental market, influenced by economic uncertainties and changing market dynamics.
