Home sales in May saw a 5.1% decrease compared to the previous year, as reported by the Canadian Real Estate Association. Despite this decline, there was a notable positive trend from April to May, with a 5.5% increase in sales on a seasonally adjusted basis. The national composite housing price index experienced a slight 0.1% drop on a month-over-month basis.
While the housing price index has been decreasing for a year and a half, CREA’s senior economist Shaun Cathcart noted that May’s decline, except for April, was the smallest since January 2025. Cathcart mentioned that prices are starting to stabilize as buyers and sellers are finding more common ground.
CREA revealed that new listings in May decreased by one percent compared to the previous month, with over 200,000 homes listed for sale on MLS systems nationwide by the end of May. Home prices were reported to be lower in British Columbia, Ontario, and Alberta regions according to CREA’s data.
